What’s the difference?

Understanding the difference between e-Conveyancing and paper lodgment is important when completing a property transaction, as each method involves a different process for preparing, signing, and lodging documents. Both achieve the same end result—registering changes to property ownership—but the way they are completed, and the timeframes involved, can vary significantly.

E-Conveyancing is an electronic settlement process conducted through platforms such as PEXA. It allows settlement agents, banks, and other parties to complete settlements online in real time. Documents are prepared and signed digitally, funds are transferred instantly at settlement, and lodgment with the land registry occurs immediately. This method is now widely used across Australia due to its efficiency, reduced risk of errors, and ability to streamline communication between all parties involved.

Paper lodgment, on the other hand, is the traditional method of settlement where documents are physically signed and manually lodged with the land registry. Settlement typically occurs in person or via bank cheques, and there may be delays between settlement and registration of the documents. While paper settlements are still used in certain situations—such as more complex transactions or where electronic settlement is not available—they generally take longer and involve more manual handling. Choosing the appropriate method depends on the nature of the transaction, but e-Conveyancing is now the preferred approach for most standard property settlements.
