We prepare and lodge all required documentation, liaise closely with your real estate agent, the buyer’s representatives, and your outgoing lender, and ensure that all contractual conditions are satisfied within the required timeframes. Our team also conducts title checks, calculates settlement adjustments (including rates, taxes, and other outgoings), and arranges for the discharge of any existing mortgage on the property.

Throughout the process, we proactively monitor progress, resolve any issues that may arise, and keep you informed at every stage. At settlement, we coordinate the secure exchange of funds and ensure proceeds are disbursed in accordance with your instructions.

  • Review your contract of sale and confirm key terms, conditions, and settlement date

  • Complying with Anti-Money Laundering and Counter-Terrorism Financing Rules (2025) legislation

  • Obtain details of your existing mortgage and arrange discharge with your lender

  • Liaise with your real estate agent, buyer’s settlement agent, and lender

  • Prepare all legal documents required for settlement and arrange signing

  • Verify your identity (VOI) in accordance with Landgate requirements

  • Calculate settlement figures, including rates, taxes, and other adjustments

  • Determine and advise on any tax considerations (e.g. GST withholding or foreign resident requirements, if applicable)

  • Prepare and coordinate your electronic settlement via PEXA

  • Ensure your mortgage is discharged at settlement

  • Receive and verify settlement funds on your behalf

  • Arrange payment of agent’s commission and any outstanding accounts from settlement proceeds

  • Facilitate secure transfer of funds to your nominated bank account

  • Lodge documents and complete registration with Landgate

  • Provide confirmation once settlement is complete
